A septic problem can cost thousands. Here is what to check before you close.
馃摓 Call free (000) 000-0000Ask the seller for
- The OSSF permit and approved design from the county or city
- For aerobic systems: the current maintenance contract and recent four-month reports1
- Pump receipts and repair records
- Where the tank, spray heads or drain field are
Look up records yourself
Comal County has an online permit search.2 Bexar County notes an existing system with no permit needs a site survey and design by a sanitarian or engineer to get one.3 That can affect a purchase, so check early.
What inspections cost
Angi lists septic inspections from $250 to $1,175 depending on scope.4
After closing
Make sure the aerobic maintenance contract continues in your name and is on file with the permitting office.1
Questions
Who should inspect a septic system?
Use a company that holds the right TCEQ OSSF license and ask what the inspection covers (tank, pumping, aerobic components, spray or drain field).
Does a general home inspection cover septic?
Often not in detail. Ask your inspector, and consider a separate septic inspection.
Honest disclosure: SATX Septic Help is a free information site and referral line for San Antonio-area homeowners with septic and aerobic systems. We are not a septic company, do not perform any work and do not endorse any company. Calls may be routed to and recorded by an independent provider. Always check that a company holds the right TCEQ license (installer, maintenance provider or other) and insurance before hiring.
